- Inspector's test kit measured pH at 7.80.Operator's test kit measured pH at 8.6. The automated controller's reading: pH was set for 7.30 & actual was 7.42

- The automated controller system had an alarm present at time of inspection. Automated controller readings were: ORP actual 746 mV & set 730 mV. pH actual 7.42 & set 7.32.Inspector's test kit readings: free chlorine was over range, total chlorine was over range, pH was 7.80, and alkalinity was 101 ppm.Pool operator's kit readings: free chlorine was 16 ppm, total chlorine was 16 ppm, pH 8.6. Pool operator dumped a chemical into water to decrease chlorine levels. After about 45 minutes. The pool operator's test kit measured: free chlorine measured 10-11 ppm. pH 6.8-7.0 & alkalinity 70-80 ppm.Staff stated they need to calibrate the automated control 3-4 times daily.During inspection, the pool operator had pump malfunctions. The hot tub pump was not sucking water in. Operator stated he thought there was an air gap. Operator stated that this happens regularly.Operator stated Ecolab was on site in April 2026 and replaced ORP probes.

Ensure adding a total chlorine column to daily water quality logs. Automated feed system readings are not being recorded. Ensure automated controller readings are documented daily for ORP and pH. Maintenance records such as backwashing filters, vacuuming basin, cleaning skimmer baskets and scum line are not being maintained. Ensure maintenance records are kept for all pool basins, including the whirlpool.

- Broken and missing tiles around the main drains in the whirlpool were being repaired.pictures were taken of the drain covers the drain covers are stamped with a date of August 2008 – date of installation is not known – please provide date of installation.The drain cover manufacturer is Aqua star pool products, phone number 877-768-2717 the service life of the covers is good for five years. The covers have a ANSI APSP number of 16 2011. The US patent number is D623728. The model number for the covers is R12 MP*** and the underwriter laboratories UL number is SA-33998. Covers are rated for single or multiple drains. VGB 2008 is indicated on the cover and the flow reading for floor mounted application is good up to 274 gallons per minute. Gerardo determined the gallons per minute maximum for the the hot tub recirculation pump to be 170 GPM.
